  • The Neighborhood “Vibe”: Some areas are bustling with summer energy, while others are quiet, mostly locals neighborhoods. I’ll help you match the neighborhood rhythm to your lifestyle.

  • Beach Access: This is the Tahoe “golden ticket.” I know which homes come with coveted private HOA beach access, which have buoy fields, and which rely on public shores.

  • HOAs & Amenities: Not all HOAs are created equal. I’ll help you understand exactly what you are paying for—whether it’s just snow removal, or access to a private clubhouse, pier, golf course, and tennis courts.

My job is to help you look beyond the summer curb appeal and understand how the home lives year-round.

  • The Winter Reality: We’ll talk about how the driveway is positioned for the sun, where the snow will pile up, and how the roof sheds so you know what maintenance to expect.

  • The Neighborhood Rhythm: A quiet street in November can look very different in July. I’ll help you identify which neighborhoods stay peaceful year-round and which ones deal with beach traffic, summer crowds, or difficult winter access.
